You can own the lifestyle and not foot the bill.2012 was the second full year of operation for the forty-seven acre destination resort in the North Georgia Mountains. The full service Lodge including eleven guest rooms, a full service restaurant and bar, and live entertainment, is blanketed by forty acres containing sixty lots for park model cabins.
During 2012 there were 12 of the 20 currently-constructed cabins participating in the rental program. All cabins are individually owned and are deeded real property. Owners desiring a return on their investment participate in the rental program and receive 70% of gross rentals. Copperhead Lodge is a destination resort marketing nightly and weekly rentals to vacationers in the North Georgia Mountains. The resort boasts underground utilities and paved roads. Resort amenities include a salt water swimming pool and natural amphitheater.
There are two types of cabins in the rental program, Standard and Elite. All cabins have one bedroom, one bath, and full kitchen, with some offering additional sleeping in a second bedroom or loft. The Elite cabins offer the same amenities as the Standard including satellite TV, grills, and a sleeper sofa, but also offer an expanded outdoor living area, a full size hot tub, and a private motorcycle/ATV garage. Cabins will sleep 2-4 people.
During 2012 the Cabin Rental Program reached 1,029 rental nights, with an ADR of $117.06, in comparison to 2011 totals of 577 nights and an ADR of $108.78. Owners of Elite cabins averaged a net return of $7,554 and Standard owners averaged a net return of $4,481. Group Sales was the largest market driving the year-over-year increase.
Tom Gibson, an Elite cabin owner who purchased in May 2012 said: "I had a CD coming due and the bank was offering about 1%. Since purchasing my cabin in May 2012, I've already made a 6% return in just seven months. I'm thrilled with my investment at Copperhead."
The future continues to look bright for the resort and the rental program. As of February 28, 2013, there are advanced reservations for cabins in 2013 totaling 571 nights; more than 50% of the previous years' bookings. Rental Program Manager Michelle Evans said: "We expect to outperform our 2012 results by at least 25%. This is great news for our resort and our rental cabin owner partners."
"Our growth has been spectacular, but continues to be hindered by a shortage of cabins available for rental. We stay sold-out on weekends from Memorial Day through the first of November, and turn away a great number of groups needing accommodations for more than 50 people,” Michelle went on to say.
