You can own the lifestyle and not foot the bill.2013 is the third year of operation for the forty-seven acre destination resort in the North Georgia Mountains. The full service Lodge including eleven guest rooms, a full service restaurant and bar, and live entertainment, is blanketed by forty acres containing sixty lots for park model cabins.
During the 3rd quarter of 2013 there were 16 of the 22 currently-constructed cabins participating in the rental program, and the newest two-bedroom model was completed and began renting in late May. The second two-bedroom was constructed and began renting in late August 2013. All cabins are individually owned and are deeded real property. Owners desiring a return on their investment participate in the rental program and receive 70% of gross rentals. Copperhead Lodge is a destination resort marketing nightly and weekly rentals to vacationers visiting the North Georgia Mountains. The resort boasts underground utilities and paved roads. Resort amenities include a salt water swimming pool and natural amphitheatre.
There are two types of cabins in the rental program, Standard and Elite. One and two bedroom options are available and amenities include one bath and full kitchen, with some offering additional sleeping in a second bedroom or loft. The Elite cabins offer the same amenities as the Standard including satellite TV, grills, and a sleeper sofa, but also offer an expanded outdoor living area, a full size hot tub, and a private motorcycle/ATV garage. Cabins will sleep 2-4 people. The new model, a full two king bedroom, boasts all the amenities of the Elite cabins with extended outdoor living space and an additional bedroom.
For the 3rd quarter of 2013 the Cabin Rental Program reported 565 cabin rental nights (40% occupancy) with an ADR of $135, in comparison to 3rd quarter 2012 totals of 454 nights and an ADR of $112. Despite a very rainy Spring/early Summer season, the season kick-off annual rally, destination events, holiday events, and group sales were the driving forces for the increase in occupancy over 2012.
The future continues to look bright for the resort and the rental program. As of September 30, 2013, there are advance reservations for cabins in 2013 totaling 1457 nights; a 42% increase over 2012 total bookings. Rental Program Manager Michelle Evans said: "We are pleased with our progress and the increases over last year. This is great news for our resort and our rental cabin owner-partners."
"Our growth has been spectacular, but continues to be hindered by a shortage of cabins available for rental. We stay sold-out on weekends from Memorial Day through the first of November, and turn away a great number of groups needing accommodations for more than 50 people,” Michelle went on to say.
Owner Anthony Cassulo said: "The new two bedroom model has been a huge hit in the rental market since the first unit was placed in service in May 2013."
