Floor finish types - To simplify this article I'm going to divide floor finishes into two general categories:
Dry Bright - A floor finish that dries into an instant shine requiring less maintenance. If you are concerned about personnel resources to maintain your floors with burnishing (or buffing) then this works great. However, ultimately, it won't last as long since it's much harder to repair it with buffing/burnishing. It will have to be stripped more often which is labor intensive.
High speed Burnishable - This is the high-end of the floor industry and amounts to a very reparable (via burnishing) floor. However it requires more burnishings to maintain - otherwise it will degrade to the point where it has to be stripped since the floor finish never recovers.
A few notes - always look for the high-end "hard" finish versions of the categories above. The only exception is if you can burnish everyday then - depending on your needs - you can get a softer burnishable finish that will give a mirror like shine for showrooms / etc. It will require a great deal of maintenance though.
